Framed vanity mirror up to 30" — hangs on hooks or wire. Mirror supplied by you.
Large or heavy mirror 30–48" — mounted with a cleat or heavy-duty anchors, carefully leveled.
Oversized or frameless plate mirror over 48" or 50 lb+ — glue-up or cleat system, careful handling.
Safe removal of an old glued-on mirror plus wall patch and skim — add this if your old mirror is glued to the wall.
Hang a new pre-hung interior door or slab in the existing opening, set plumb and level, shimmed, caulked.
Door, paint and new casing not included. Reframing an opening is an in-person estimate.
Hang a new exterior or entry door in the existing opening, weathersealed, shimmed, caulked. Includes haul-off of the old door; pickup of a client-supplied door is billed by time.
Door unit, paint, and trim are not included. Frame, threshold, or rot repair is written up as a change order.

Per hole — diamond-drill anchors into tile, stone, or masonry for towel bars, hooks, grab bars, and bath fixtures.

Replace interior door handle, knob, lever, or privacy lock — client-supplied hardware
Replace exterior door handle or deadbolt in its existing bore — client-supplied hardware
Add a deadbolt where there isn't one — includes boring the door and drilling the strike. Client-supplied deadbolt.

Drywall repairs are the exception: patch tiers are flat prices that include patch materials, texture match, and paint blend. Ceiling and water-damage patches require the leak fixed and the area verified dry before repair is scheduled. Sheet replacement is $299 per sheet (hang, tape, float, texture; paint separate). Full-room re-texture is $1.50 per sq ft, estimated after a look.
If additional materials are needed beyond standard consumables, the client will be notified and a revised quote will be provided before any work proceeds. Materials supplied by the client are not warranted; pickup of client-supplied materials is billed as a delivery fee based on time.
